I recently listed and sold my home with Baird & Warner realtor, Mark Rusch. First I should tell you that I was one of those sellers that procrastinated instead of jumping right on the advice Mark gave me. I missed the desirable spring market and wasn't even ready to list my home until July. Additionally, though I had a nice home, it was located in a subdivision in which homes seem to take a little longer to sell. That means it was important to list early, but due to my own procrastination, listed late. Undeterred, Mark overlooked my procrastination and took the steps necessary to get my home ready. Mark walked me through every step of the process starting with how to stage my home and things I needed to do to get it ready. He helped me focus on the things that needed to be done like small repairs, minor improvements, decorating and decluttering. I cannot stress enough that even though at times I felt lazy or overwhelmed by the process, Mark worked to keep me focused and the transaction on schedule. He truly is an advocate for anyone looking to sell their home, working tirelessly to market and show the home, providing excellent advise, marketing materials and photographs, frequent open houses and just being available at the drop of a hat to show the home or discuss it with any interested shopper or realtor who called to inquire about it. Mark Rusch was prompt in his response to represent me in buying this property. He was very professional and kept the communication prompt. Anytime I had a question he was available with the answer. I was very pleased with my realtor. I wasn't as pleased with the lender process. Chris Alvarez was prompt in communication but the loan process was more stressful then anything I could imagine. I actually counted the faxes I was requested to submit. 107 sheets of information. All of the information faxed had to be obtained and usually I was told after I faxed a statement that it wasn't in the proper form. If statements must be in a certain form then this should all be disclosed prior to asking for the information. Not to mention printing with a URL. What? I asked many colleagues if they new how to do this the answer was never heard of printing statements with a URL. Copies of my bank statements with my earnest money clearly clearing my account wasn't enough. I had to take time off work to go to Chase bank and get a copy of the cashed check and have a banker sign it. The banker had never done that before and asked why the statement wasn't good enough. My husband and I have mid 800 credit rating with our current home paid off 10 years early. Clearly this doesn't count for anything. Sad what the banking industry now puts us through for a loan. The lending process has made me rethink about rental property. If I have to be put through this again I would rather not have property. Thanks for asking how things went. Just being honest. Mark guided me from the beginning of the process to the very end when I received the wire transfer. He knew exactly where to price my home and sold my property in one day. Mark also guided me step by step and also gave me advise on how to stage my home and when to list it properly. But the most important part for me was knowing that I have an honest ethical real estate broker and lucky me I had Mark!! Mark was a great realtor. We got two offers within 2 days of our house being put on the market, with one offer for over list price. We accepted an offer within 4 days of the house being on the mar ket and closed on the house in less than 2 weeks. Mark constantly kept in contact with us (we had moved out of state) and was always emailing or texting or calling me with updates. He really made us feel comfortable and happy throughout our house sale. Choosing the right realtor is so important. Mark knew the accurate market list value of our home better than another realtor we met with, which ultimately meant we ended up profiting on the sale of our house a lot more than if we had listened to another realtor's advice.

We contacted Mark as the agent for a rental property that we were interested in seeing. When he and I spoke he asked me very good questions to understand what we were looking for in a rental property. When we arrived to see the rental property, he had taken the initiative to schedule a couple of additional appointments for us based on the information that I had provided to him. We decided to move forward with one of the rental properties, He was not the listing agent but he worked with her to help us to process the paperwork. He also went to the rental property and looked it over. He contacted the listing agent and told her of several things that needed to be fixed before we moved in. He arranged for us to meet the property owner and attended the meeting to ensure that all of the paperwork was completed and that the property was inspected prior to the finalization of the rental agreement. Given the fact that he was not the listing agent, he went over and above what we would have expected and especially for a rental property. I cannot imagine the customer service that he would give to someone who was actually purchasing a home through him. I would highly recommend Mark!
